Inside the unit

The keys come back. This is what is behind the door.

Holes in the walls, a stained ceiling, tired carpet. An ordinary move-out, before anyone has touched it.

Drywall and repair

Damage cut back to the studs, new board hung, taped and mudded. The ceiling stain cut out and patched.

Painting

Sanded, primed and painted until every patch disappears. Clean lines where the walls meet the ceiling and the trim.

Flooring

Carpet and old vinyl out. New plank laid flat and tight from the living room through the kitchen.

Tile

A new backsplash set square, grouted and sealed. The counter freshened up to match.

Ready to show

Lights on, glass clean, nothing left behind. Ready for the next person to call it home.

How we work

We read the building before we quote it.

  1. 01

    We walk it.

Send the address. We walk the unit or the building with you and look at what is actually there, before anyone talks numbers.

  2. 02

    You get it in writing.

A written scope and a fixed number, per unit or per job, before a crew shows up. The number you take upstairs is the number you pay.

  3. 03

    We work around your tenants.

Booked to your turnover dates, with dust and noise kept in check on occupied floors and one named contact the whole way through.

  4. 04

    We hand it back.

Photographed at handback, cleaned out, ready to show, and on one invoice. Then the next unit.
